In any circumstances you shouldnt buy a house as an investment. If you are happy about the house dont care too much about if it goes up or down. A fixed rate mortgage loan and make sure to pay off the debt installments and it will all be good.

I think you are wrong on that one unless you are cash buyer. With increasing interest rates the cost of owning a house will go up. The increased borrowing costs will at its best be 1:1 affected in pricing.
